The short answer

For an owner-occupied single-family home, Nevada law caps your deposit at $1,000 or 10% of the contract price, whichever is less, and requires a written contract with the license number and its dollar limit, a dollar payment schedule and written change orders. The licensed contractor must obtain permits. Whether a permit is needed depends on your exact address: Clark County has four conditions for a like-for-like swap exemption, the City of Las Vegas has three conditions and also offers a no-plan online permit for the same work, and Henderson and North Las Vegas rules were not accessible. All of Clark County falls in the ENERGY STAR South-Central zone, so windows must meet U-factor ≤ 0.28 and SHGC ≤ 0.23; SHGC is the critical number for desert heat. No federal tax credit applies to 2026 installs, and NV Energy rebates could not be confirmed.

Three documents decide a Las Vegas window job: the Nevada contract law caps the deposit and writes the license into the contract, the permit paper differs between Clark County and the City of Las Vegas, and ENERGY STAR South-Central makes SHGC at or below 0.23 the number to read

What Nevada law requires in your contract

Nevada law sets strict rules for residential window replacement contracts.

The statute NRS 624.970, as published in the Nevada State Contractors Board Handbook 2024 revised August 2024, lists every item that must appear in the written agreement.

These rules apply to contracts signed on or after October 1, 2023, between a licensed residential contractor and the owner-occupant of a single-family home.

The six things a Nevada residential improvement contract must carry under NRS 624.970: license number and monetary limit, deposit cap, dollar payment schedule, written change orders, the owner notice, and permits obtained by the contractor
The contract is the protection. Each box is a line of the statute, not a tip.

What the contract must say

The statute says the contract must include the contractor's name and address, the contractor's license number and the monetary limit on that license, the owner's name and property address, the date, the estimated completion date, a description of the work, and the total price including taxes.

The contract must allow the owner to initial provisions.

Near the signatures it must carry a notice that the owner may contact the Board for help understanding the contract, may request a payment-and-performance bond, may contact an attorney, and may ask for the contract in the language in which it was explained.

At signing the contractor must hand over a legible copy of all signed documents and a written, signed receipt for any money paid.

Contract text must be at least 10-point bold type.

A clause that makes the owner waive rights under the chapter is void.

The deposit cap, with arithmetic

The statute says the initial down payment or deposit may not exceed $1,000 or 10 percent of the aggregate contract price, whichever is less.

This means a $6,000 contract caps the deposit at $600, a $10,000 contract at $1,000, a $14,000 contract at $1,000, and a $25,000 contract at $1,000.

The exception is if the contractor has filed a bond with the Board solely for protecting consumers in the amount of $100,000, or has been granted relief by the Board.

A contract that breaks the deposit paragraph is voidable by the owner for that paragraph.

Largest deposit allowed by NRS 624.970 by contract price: 600 dollars on a 6,000 dollar contract, 1,000 dollars on contracts of 10,000, 14,000 and 25,000 dollars
The cap is the lesser of two numbers, so it stops growing at $1,000.

Payments, change orders and permits

The statute says the payment schedule must be in dollars and cents, and the contractor may not receive payments above 100 percent of the value of work performed at any time, except the initial deposit, unless a payment-and-performance bond covers the contract.

Any change in scope or price must be agreed in writing as a change order; a change order is not enforceable against the owner unless it sets forth all changes in scope and price and is accepted by the owner.

The statute also says the residential contractor shall apply for and obtain all necessary permits.

Seven questions to ask before you sign

Use these questions to verify the contract meets Nevada law and the contractor is properly licensed for your window job.

  1. Does the written contract include the contractor's name and address, license number and monetary limit, my name and property address, the date, estimated completion date, a description of the work, and the total price including taxes? NRS 624.970, as read in the Nevada State Contractors Board Handbook 2024 Rev. 8/2024, lists each of these as mandatory contract contents.
  2. What is the initial deposit amount, and does it exceed $1,000 or 10 percent of the contract price, whichever is less? NRS 624.970 caps the deposit at the lesser of $1,000 or 10% of the aggregate contract price, unless the contractor has filed a $100,000 consumer-protection bond with the Board.
  3. Is the payment schedule stated in dollars and cents, and will any payment exceed the value of work performed at that point? NRS 624.970 requires a dollar-and-cents schedule and prohibits payments above 100% of work performed, except the initial deposit (or if a payment-and-performance bond covers the contract).
  4. Will every change in scope or price be documented in a written change order that lists all changes and requires my acceptance? NRS 624.970 says a change order is not enforceable against the owner unless it sets forth all changes in scope and price and is accepted by the owner.
  5. What is your contractor license class and monetary limit, and can I verify both with the Nevada State Contractors Board? NAC 624.260 defines class C-8 for glass and glazing; NSCB rules require the license number on all bids and contracts. We did not find a document stating which class is mandatory for a home window swap, so you should ask and look both up with the NSCB.
  6. Who will obtain the building permit, and have you confirmed whether my address falls under Clark County, City of Las Vegas, Henderson, North Las Vegas, or Boulder City rules? NRS 624.970 places permit duty on the licensed contractor. Clark County Code 22.02.190(W) and City of Las Vegas Administrative Code item 29 each list like-for-like replacement exemptions with different conditions; Henderson and North Las Vegas rules were not accessible on 22 Oct 2026.
  7. Will you give me a legible copy of all signed documents and a signed receipt for any money paid at signing, and is the contract text at least 10-point bold type? NRS 624.970 requires the contractor to hand over a copy of all signed documents and a written, signed receipt at signing, and mandates contract text of at least 10-point bold type.

The license line, and how to check it in two minutes

Nevada's contractor licensing chapter, NRS 624.031, sets a small-work exemption, and NAC 624.260 defines the glazing class.

The Nevada State Contractors Board Handbook revised August 2024 confirms the small-work exemption and the license class definitions.

The Board also administers a Recovery Fund for certain violations.

When Nevada requires a contractor license for window work: the under-1,000-dollar exemption ends when a permit is required or when the work is part of a project of 500 dollars or more
The small-work exemption is narrow; a window job rarely fits inside it.

When a license is required

The statute says the chapter does not apply to any work to repair or maintain property valued under $1,000 including labor and materials, unless a building permit is required, the work is part of a larger project worth $500 or more, or it is done by a licensed person.

A job that needs a permit, or that belongs to a project of $500 or more, falls outside this exemption. A whole-window replacement usually lands in one of those two cases, but the question is settled by the Board lookup, not by us.

The $1,000 figure is from the Handbook revised August 2024; a 2025 bill (SB158) to raise it to $5,000 did not pass according to bill trackers, though we did not open the Legislature's final-action page.

What to look up

NAC 624.260 defines license class C-8, Glass and glazing contracting, which may install, repair, and replace glass and glass products, glass holding members, frames and hardware, including glazing of frames, panels, sash and doors.

We did not find a document stating which class is mandatory for a home window swap, so the reader should ask for the class and the monetary limit and look both up with the Nevada State Contractors Board.

The Board's rule requires a contractor to include the license number on all advertising, vehicles, bids, and contracts.

Three things to look up before signing a Las Vegas window contract: the license number, the license class and monetary limit, and the license status with the State Contractors Board
Two minutes at the Board before the first signature.

If something goes wrong: the Recovery Fund

The Board says payment may be available from the Recovery Fund if the owner is damaged financially by a residential project under a contract and the damage resulted from certain specified violations of Nevada law by a licensed contractor.

Claims go through the Board.

Owner-builders are exempt under NRS 624.031(5) if they improve a home for their own occupancy and not for sale or lease, by applying to the Board.

One window swap, three documents

Whether a permit is needed for a window swap depends on the jurisdiction that governs the property address.

We read the Clark County Code and the City of Las Vegas Administrative Code on October 22, 2026.

Henderson and North Las Vegas building pages returned an access block, so we could not read their rules.

The same-size window swap read in three places: Clark County lists four conditions, the City of Las Vegas lists three and offers a no-plan online permit, and the Henderson and North Las Vegas pages could not be read
Same swap, different paper. The fourth county condition, safety glazing, is the one the city list lacks.

Clark County: four conditions

Clark County Code section 22.02.190(W) says no building permit is needed for replacement of exterior or interior window glazing and frame only if four conditions are met: (1) same size, type, and thickness; (2) no modification to existing wall construction; (3) existing glazing is not part of a fire-resistive rated construction element; (4) existing glazing is not required to be safety-glazed.

Section 22.02.185 states an exemption does not authorize work in violation of the codes.

City of Las Vegas: three conditions and a no-plan online permit

The City of Las Vegas Administrative Code (2019 edition, which the city's Building & Safety page says remains in effect while the 2024 I-codes took effect January 2026) item 29 exempts replacement of exterior or interior window glazing provided: same size, type, and thickness; no modification to existing wall framing; existing glazing not a component of a fire-resistive rated construction element.

That is three conditions, with no safety-glazing condition.

The city's homeowner's guide 'When do I need a permit?' says no permit for door and window replacements where no structural member is altered or changed, and a permit is needed to cut in a new window or door opening or widen existing openings.

The city's list of online permits without plans includes item 15: 'Misc. repair/exterior upgrades (3-coat stucco ... or same for same change out of windows & doors).'

So the city both lists a like-for-like swap as exempt and offers an online no-plan permit for it; which one applies to a given address is a question for the city's Building & Safety department.

Henderson and North Las Vegas: what we could not read

Henderson and North Las Vegas official building pages returned an HTTP 403 access block to our reader on October 22, 2026, so we did not read their rules.

The reader should ask those cities' building departments directly.

Rules that survive every row

Enlarging an opening or cutting a new one needs a permit in the City of Las Vegas guide.

Whoever the jurisdiction is, NRS 624.970 puts the permit duty on the licensed contractor.

Two rules that hold in every Las Vegas-area jurisdiction: a new or widened opening needs a permit, and the contractor must obtain the permits, so ask for the answer in writing
Two rules that do not depend on which row you are in.

Glass for a 110-degree summer

Las Vegas summers bring sustained high temperatures that make solar heat gain the primary driver of cooling loads.

The National Weather Service Las Vegas table updated April 11, 2026, shows 1991-2020 normals of 9.4 days per year at 110°F or higher, 40.5 days at 105°F or higher, 78.2 days at 100°F or higher, and 137.2 days at 90°F or higher.

July averages 17.3 days at 105°F or higher.

ENERGY STAR solar heat gain limits by zone: South-Central and Southern at 0.23 or lower, North-Central at 0.40 or lower, with all of Clark County in South-Central
Clark County sits in the zone where shade is capped hardest.

All of Clark County is ENERGY STAR South-Central

The ENERGY STAR climate-zone table (Version 7) read on October 22, 2026, places all 123 ZIP codes of Clark County, including Las Vegas, Henderson, North Las Vegas, and Boulder City, in the South-Central zone.

The ENERGY STAR criteria table from October 2023 requires South-Central windows to have a U-factor of 0.28 or lower and a Solar Heat Gain Coefficient (SHGC) of 0.23 or lower.

For comparison, Southern zone windows allow U-factor ≤ 0.32 and SHGC ≤ 0.23, while North-Central allows U-factor ≤ 0.25 and SHGC ≤ 0.40.

Air leakage must be ≤ 0.3 cfm/ft².

U-factor measures heat flow (lower is better insulation); SHGC measures the share of solar heat the whole window lets in (lower means more shade).

Values are for the whole window as certified on the NFRC label.

Shade first: why SHGC is the number to read

In a climate with 78 days a year at or above 100°F (normal), the solar heat gain coefficient is the critical performance metric.

A lower SHGC blocks more of the sun's heat before it enters the home, reducing cooling demand.

The ENERGY STAR South-Central limit of 0.23 is a ceiling, so a quote that prints a higher SHGC is for a product outside the certified bar.

The quote should list the SHGC for the whole window unit, not just the glass.

Normal days per year in Las Vegas with a high at or above 90, 100, 105 and 110 degrees: 137, 78, 41 and 9
Normals, 1991-2020. Most of the year a window in Las Vegas faces the sun, not the cold.

Read the NFRC label, whole unit, on the quote

The NFRC label certifies U-factor, SHGC, and air leakage for the complete window assembly.

Verify that the quote references the NFRC ratings for the exact product line, size, and configuration being installed.

Do not accept center-of-glass values or generic series numbers.

The money: what is not subsidized in 2026

The federal window credit ended with 2025 installs, and we could not confirm a utility window rebate.

The IRS page on the Energy Efficient Home Improvement Credit, read October 22, 2026, states the credit applies to improvements made through December 31, 2025.

NV Energy's rebate page was unavailable when we tried on the same date.

What does not pay for a Las Vegas window in 2026: the federal 25C credit ended with 2025 installs, an NV Energy window rebate could not be confirmed, and an unnamed rebate line is a sales discount
Quotes keep implying subsidies. Ask for the program name.

The federal credit ended with 2025 installs

The IRS says the credit for windows and skylights had a $600 annual limit and required ENERGY STAR Most Efficient certification.

Because the credit applies only to improvements made through December 31, 2025, no federal window credit applies to a 2026 install, based on our reading of that language.

A rebate line on a quote needs a program name

NV Energy's rebate page returned 'The lights are out on this page' on October 22, 2026, so we could not confirm any NV Energy window rebate.

Any quote line called a rebate or discount must name the program in writing so the homeowner can verify it independently.

What actually moves a Las Vegas quote

Price depends on drivers such as window count, size, frame material, glass package, installation complexity, and permit requirements.

See the site's installation cost page for whole-house arithmetic and cost drivers.

No per-window cost figures are provided here. The line-by-line arithmetic, labor hours per opening and whole-house math, sits on our installation cost guide; the only figure that binds your house is the written, itemized quote.

Henderson, North Las Vegas, and Boulder City are separate cities with their own building departments.

Spring Valley and Enterprise are unincorporated Clark County townships and follow county rules.

A Summerlin address can be inside the City of Las Vegas or in unincorporated county.

Companies, Reddit threads and the filter that works

A search for window replacement las vegas reddit finds two Las Vegas homeowner threads in r/vegaslocals that were in the Google top 10 on October 22, 2026; we did not read their comments because they were blocked.

Treat such threads as anecdotes, not documents.

The filter that works is verifying the contractor's license number, class, and monetary limit with the Nevada State Contractors Board, and confirming permit requirements with the local building department.

Timing, and repair versus replace

We found no document that ties window prices to the season, so this section sticks to what the documents show.

The heat data matters on installation day, when frames stand open.

Repair or replace: repair a fogged seal, weatherstripping, a lock or a screen; replace warped frames, single-pane sashes and failed installations; screens are priced apart
Tests before the first bid decide what the bid is for.

Why the calendar, not the price, changes with the season

The National Weather Service normals show 137 days per year at 90°F or higher, with July averaging 17.3 days at 105°F or higher.

A job opens each frame for a short interval, and in July the normal Las Vegas high reaches 105°F or more on 17.3 days, so ask how the crew handles open frames on a hot day.

If a quote offers a seasonal discount, treat it like a rebate line and ask for it in writing; price drivers are listed on the installation cost page.

Test before you quote

The site's 'when to replace windows' and 'drafty windows' pages describe simple tests for air leakage, condensation, and operational failure.

Performing these checks before requesting quotes helps define the scope and avoid change orders later. The signal-by-signal tests are on our when to replace windows page, the leak-chasing half is on drafty windows, and the order of a job on site is in the replacement process.

Common questions, Las Vegas edition

What does window replacement cost in Las Vegas?

Searches for window replacement las vegas cost and window replacement las vegas prices want one figure, and no document we read gives one. Price depends on window count, size, frame material, glass package, installation complexity, and permit requirements. See the installation cost page for whole-house arithmetic and cost drivers. No per-window cost figures are provided.

Do you need a permit for window replacement in Las Vegas?

It depends on your address. Clark County exempts like-for-like swaps if four conditions are met. The City of Las Vegas exempts them under three conditions and also offers a no-plan online permit for the same work. Henderson and North Las Vegas rules were not accessible; contact their building departments. Enlarging an opening or cutting a new one requires a permit in the city. The licensed contractor must obtain permits.

How big a deposit can a contractor ask for in Nevada?

NRS 624.970 caps the initial deposit at $1,000 or 10% of the contract price, whichever is less. For a $6,000 contract the cap is $600; for $10,000 or more the cap is $1,000. The cap does not apply if the contractor has filed a $100,000 consumer protection bond with the Board or received Board relief.

Do you need a licensed contractor for window replacement in Nevada?

The small-work exemption covers only repair or maintenance work under $1,000 including labor and materials, and not when a permit is required or the work is part of a project of $500 or more. A whole-window job usually falls outside it, so expect to hire a licensed contractor; ask for the class and monetary limit and verify both with the Nevada State Contractors Board. Class C-8 covers glass and glazing, but we did not find a document stating it is mandatory for a home window swap.

What are the best window companies in Las Vegas?

Anyone searching for the best window replacement company in las vegas meets rankings by sites we cannot audit. The same goes for window companies in las vegas nv and for lists of window replacement companies in las vegas. We do not rank or recommend companies. Verify the contractor's license number, class, and monetary limit with the Nevada State Contractors Board. Confirm permit requirements with the local building department. Check that the contract includes all items required by NRS 624.970.

Are there free window replacement programs or rebates in Las Vegas?

Searches for free window replacement las vegas or a window replacement las vegas program find mostly ads. The federal Energy Efficient Home Improvement Credit ended for improvements made after December 31, 2025. NV Energy's rebate page was unavailable on October 22, 2026, so we could not confirm any utility rebate. Any quote line labeled as a rebate must name the program in writing.

What are the best windows for desert heat?

For energy efficient windows las vegas, start with the zone. All of Clark County is in the ENERGY STAR South-Central zone, requiring U-factor ≤ 0.28 and SHGC ≤ 0.23. SHGC is the critical number for blocking solar heat in a climate with 78 normal days a year at or above 100°F. Verify whole-window NFRC ratings on the quote.

Should I repair or replace my windows?

The site's 'when to replace windows' and 'drafty windows' pages describe tests for air leakage, condensation, and operational failure. Window repair las vegas jobs such as a fogged seal come first, and window screen replacement las vegas is priced apart from window replacement.

What about Henderson and North Las Vegas?

For window replacement henderson nv or window replacement north las vegas, the rule comes from the city, not from the valley. Henderson and North Las Vegas are separate cities with their own building departments. Their official building pages returned an access block on October 22, 2026, so we could not read their permit rules. Contact those cities' building departments directly.
